Building Guidelines

Developer building guidelines will be provided as per Schedule “K” of the Development Agreement (to be Finalized.) The lot purchaser will be required to pay a compliance deposit, which will be held in trust by the developer pending satisfactory completion of the construction in accordance with the established building guidelines as summarized below:

  • Generally, all newly constructed houses must be consistent in standard and design as a natural extension of the existing Lister Rapids Park subdivision.
  • Minimum House Size: Bungalow – 1,400 sq. ft.; Two Storey – 1,950 sq. ft. with a minimum of a 2-car attached garage.
  • Exterior materials should be of higher quality, with brick or stone encouraged for at least 20% of the house façade (consistent with the existing Lister Rapids Park subdivision.)
  • Colour schemes are encouraged to be mid-range or darker colours with reasonable contrast and taste.
  • Driveway and lot grading must follow all the guidelines and standards of the RM of West St. Paul.
  • Accessory buildings shall be permitted in accordance with the guidelines and standards of the RM of West St. Paul but must be constructed at the back of the property and must be constructed of the same materials, colour scheme, etc., as the house. The wall height of any accessory building should not exceed 10 ft. in height. Prefabricated steel or vinyl building will not be allowed.
  • Fencing must be in accordance with the standards of the RM of West St. Paul.

The developer reserves the right to reject any plan that, in the sole opinion of the developer, does not meet the above guidelines.
